What are you building?

New metal buildings are what we do most. Choose a starting point. It opens the designer already set up for that use, and you take it from there.

These are starting prices for the building only. Your final price depends on your site: grading, concrete and footings, permits and installation conditions. We'll walk your property, confirm everything, and give you one written price before you commit.

Lincoln Flat & Dry™

The fastest way to a usable building: a finished, weather-tight shell on its own slab, ready to park in or store under. Flat & Dry leaves out electrical, plumbing, heating and cooling, and interior walls and ceilings, so you can move in sooner and add those later, or have us quote them after the site visit.

  1. 01ConcreteColumn footings, pier caps, perimeter turndown and your slab.
  2. 02Steel & materialsPrimary frame, secondary framing, roof and wall systems, insulation, doors, windows and trim.
  3. 03ErectionLabor, equipment, installation and weather-tight close-out.
  4. 04Engineering & permittingDesign coordination, sealed drawings and permit administration.

Every major cost is shown on its own line. Not included in Flat & Dry: electrical, plumbing, HVAC, interior walls and ceilings, grading and site work. Those are quoted after we walk your property.

Wooden sheds, delivered or built on your property.

For mowers, tools, bikes, garden gear or a backyard workspace. Choose a ready-made shed from a brand we carry, or have us build one on site. Pick a style, tell us the size, and we'll send menu pricing and a delivery or build date. Most sheds are simple enough to price without a full site visit; we'll ask for a few photos of the spot.

Gable utility shedThe classic. Straight walls, a center door and room for shelves.
Lofted barn shedBarn-style roof with a loft for extra storage overhead.
Single-slope studioA modern look with a high front wall and bright windows, great as a hobby space.

Need a different size or a custom build? Our sales rep will price it for you.

Payment for sheds: half at order, half at completion.

Already have a building? We add on and repair, too.

Need more room, a new door, or a fix after a storm? We work on existing metal buildings as well as building new ones. Every addition and repair starts with a site visit, because the right answer depends on what's already there.

Most requestedAdditions and lean-tosAdd bays, a side lean-to, or a whole new section to an existing building.
Repairs and re-sheetingStorm damage, leaks, rusted or dented panels, trim and gutters.
New doors and openingsCut in a garage door, walk door or windows, or replace worn doors.
Upgrades and finish-outInsulation, liner panels, gutters, and finishing a Flat & Dry building inside.

Why no online price for additions and repairs? We need to see the existing frame, foundation, panels and drainage first. After the visit you get a written proposal with every line priced. There's no charge for the visit.

You don't need five contractors.

The hard part of a building project is rarely the building. It's everything around it: the permit, the pad, the concrete, the delivery, the inspections. Lincoln manages all of it, with a field supervisor on your job and trusted local crews doing the work.

One point of responsibility, from the dirt to the finished building.

Your site changes the price.

Two identical buildings can cost very differently. The reason is the ground.

So the step after the digital design is simple. A Lincoln building consultant comes to the property, walks it with you, shows you colors and samples, and develops the actual scope. Most buildings take one or two visits before anything is signed.

Questions people ask us

How much does a metal building cost?

Use the designer above: set your size, doors and finishes and it shows a budget range right away. The final price is set after we walk your property, because grading, utilities and permits depend on your site. Everything is itemized in your proposal.

What does Flat & Dry include?

A finished, weather-tight building on its own slab: concrete, the building package, erection, and the engineering and permit work. It leaves out electrical, plumbing, heating and cooling, and interior walls and ceilings, which we can quote separately or you can add later.

Do you handle the permits?

Yes. We prepare the drawings, submit the permit, answer the plan reviewer and schedule the inspections. Permit fees are listed as their own line in your proposal.

How long does it take?

It depends mostly on your county's permit review and the building manufacturer's lead time. You get a schedule with your contract, and updates at every milestone.

How do payments work?

For a complete building: 25% at contract, 25% when materials are delivered, 25% when the building is dried in, and 25% after the final inspection and walk-through. Wooden sheds are half at order and half at completion. Each payment comes with photos of the milestone.

What's the difference between Essentials and Flat & Dry?

Essentials buildings use a galvanized steel-tube frame. They're the most affordable way to cover a car, boat or equipment. Flat & Dry uses a red-iron frame on an engineered slab, managed start to finish by a Lincoln supervisor, for bigger spans, taller walls and buildings you'll work in. We'll help you choose when we visit.

Why isn't the price on the website my final price?

Every property is different. Grading, concrete and footings, permits and installation conditions all change the cost. We meet you on your property, confirm all of it, and give you one written price before you sign anything.

Do I need a permit for a carport or garage?

Usually yes. We provide certified drawings and can handle the permit for you. We'll check your county's rules at the site visit.

Can you add on to or repair my existing building?

Yes: additions, lean-tos, new doors and openings, re-sheeting, storm and leak repairs, and insulation upgrades. Each starts with a site visit so we can see the existing building before we price the work.

Do you build wooden sheds?

Yes, in gable, lofted barn and single-slope styles. Send us the size you want and a few photos of the spot, and we'll send pricing.

What warranty comes with my building?

You receive the building manufacturer's structural and roof warranties, plus our own workmanship warranty. The exact terms are written into your contract.

What is Log Style siding?

Woodgrain-embossed steel with the look of timber logs and none of the upkeep. Lincoln is an exclusive dealer. Choose it in the designer under Wall panel.

Where do you build?

We're based in Iron Station, NC and build across . Not sure if you're in our area? Ask below.

We answer every question within one business day.
